Stock of buildings and dwellings

On the date of the last Population Census (15 May 2001) 2.05 million buildings and 3.86 million dwellings were counted in Austria. This signified an increase of 13% in the number of buildings compared with the Census in 1991 when 1.81 million buildings were counted and related to the number of 3.39 million dwellings a rise of 14% compared to 1991. Because of the fact that these figures are not compiled solely for the entire country but also for communes (available in German only) and even smaller areas, the results out of the Census serve as basis for many measures implemented by public authorities, the figures are needed for economic decisions and for scientific projects too.

Three quarters of all buildings in Austria are residential buildings with one ore two dwellings. One building out of ten is a residential building with three or more dwellings. 14% are non-residential buildings. By contrast only 47% of all dwellings are located in residential buildings with maximum two dwellings. 21% of dwellings are located in smaller multiple-storey residential buildings with three to ten dwellings, 29% are in residential buildings with 11 or more dwellings. 3% of dwellings are located in buildings that primarily serve other purposes than habitation.

Dwellings in residential buildings with one ore two dwellings belong almost exclusively to private persons. In multiple-storey residential buildings 54% of the dwellings belong to private persons, over 16% to local government bodies, 21% to non-profit building associations and 9% to other legal entities (predominantly private enterprises).

As far as buildings are concerned, the different groups of owners are almost uniformly distributed. Only two types of buildings show a different ownership scenario: 27% of the residential buildings for communities (e.g. senior citizens’ homes, student halls of residence) belong to local or regional authorities and 48% to other legal entities, while almost 24% of non-residential buildings such as office, industrial or cultural buildings also belong to this last mentioned owner group.
